A handyman is reactive—something breaks, you call, you wait, you hope they show up. We're proactive. We're in your building regularly, catching problems before they become emergencies. And when something does need fixing, you don't have to find anyone or get quotes. Just reply to a text.

Some months are quiet. That's fine—you're paying for peace of mind and regular inspections as much as the actual fixes. We'll still walk through, check everything, and make sure nothing's brewing. Most clients find that once they start looking, there's always a list.

You can submit tasks anytime through the app. But the real value is the regular visits—that's how small problems get caught before they become expensive ones.

The subscription covers our visits and quick fixes (under 15 minutes). Anything bigger gets quoted separately—you always approve before we do any billable work. Specialized trades (plumbing, electrical, HVAC) are billed at our project oversight rate plus the contractor's cost.

Our Priority add-on gets you guaranteed same-day response during business hours. Without it, we'll do our best but can't guarantee timing. After-hours emergencies are $120/hour for any client.

We try to keep you on the same tech's route so they get to know your space. If they're out sick or on vacation, someone else will cover—but they'll have full notes on your building.
